FIRST EDITION, PRESENTATION COPY, SIGNED AND INSCRIBED on the front pastedown by Wheeler to early California historian Theodore H. Hittell. Includes list of land grants made from time of Mexican rule through to the water lots sold at the time of publication. Included near the end is: "Decision of United States Supreme Court in Regard to Title to Land Below High Water Mark." Cowan p 677; Greenwood 369; Howes W315; Sabin 103174.
